Bilik Gerakan needed

Another recent development is that the resident association is in need of a proper place to conduct our meetings. As of now, we are still depending on kind considerations from the members of the RA for a place to gather and have meetings. This is very unfair to them as the meetings are organized quite often. Therefore we have decided to build a Bilik Gerakan for the RA. The residents can also use it to organize all their activities in the taman. This has been in the pipeline since the establishment of the earlier jawatankuasa penaja, but had to be put on hold.

Recently though, our chairman Mr Zolkefli has got to know of an unused container that used to be the utilized by UMNO during the last general election. It is now lying useless in MPSJ's compound, and we can use it for free! We only need to pay for the transportation fee. This sounds like a good idea. However we need to come up with a proper location for this huge container.

The size is 20 feet x 8 feet. It is not huge, but it is complete with all the power points and air-cond point. We have thought of a possible place for this, but we need your input. Here are the possible locations:


Locations C, D, E and F might not be possible because of the vicinity to the border of the taman. Location B is right at where there is a lot of cement barrels at the playground.

Guard house upgrade

The other thing that has been on the committee's mind is the replanning of the guard's house at the entrance to our taman. The current guard house has been in existance since the taman started occupancy, and has never been upgraded. It is time to do an upgrade for several reasons:

1. To enable an easier flow of valid vehicle in and out of the taman, especially during peak hours, but at the same time ....

2. .... to enable the security guards to validate vehicles belonging to non-residents without obstructing the flow of traffic.

3. Image purposes. If a proper guard house is erected, this will definitely boost the image of this taman, and at the same time increase resale value of the houses in this area. (Not that you want to sell your house in this lovely taman right? * wink wink* ;-)

4. In the future, the guardhouse might serve as a gate where residents can use a contactless card (like touch and go type) for entry. No need for car stickers anymore.

Easier said than done. Again, with the fencing project, the guard house project has also been in the limelight among the committee for a long time. There are still a lot of problems that forbids the smooth execution of this project:

1. The obvious problem is the lack of proper space. The two corner houses flanking the entrance took up quite a bit of space. We need to determine who has the authority to the empty spaces. We are talking to MPSJ, Tujuan Ehsan and also the house owner of the two corner houses (which happen to be kindergardens). If we were to widen the road, the kindergardens might have to sacrifice some spaces where the parents can drop off their children.

2. Even if we can widen the road, the cost to do it will not be cheap. There is the cost of widening the road, resurfacing, and building a proper guardhouse. These all cost money, and the only place where the money comes from is from the security collection. At the moment, with the current rate of collection, we are only barely able to sustain the security fee.

However we are not giving up on this project yet. We are constantly talking to MPSJ to settle the land ownership issue.

Perimeter fencing project

The major project that is of utmost importance is the fencing of the perimeter of the community. We notice that the eastern fence located near Jalan BPP 4/8 is almost entirely damaged. We estimate the length of the damage is about 40 feet. The reason of the damage is unknown, but we notice all sorts of flowers and trees being planted at that area.

This is a major concern obviously because of the security risk it posed to us. There is a huge Indonesian kampung right on the south-eastern border, and they have been using the damaged fence to enter into our compound.

It was previously worse when Alam Sanctuary was not built, there was not even the wall that stands at the southern border. We consider ourself lucky because we saved about 350 m (1150 feet) of fencing!

We are now getting quotations to rebuild the eastern fence. If you are a contractor, or know of a contractor, we would welcome any quotations too. Do contact us for further details.

Resident Assocation's meeting, Friday 23 October 2009

The last meeting on Friday produced some concrete decisions that will be highlighted in this blog. We will also be highlighting some major projects that will carried on by the committee for the benefits of the community. They will be posted up on this blog in the coming few days for your viewing and for your feedback. The committee do appreciate more active participation from the residents, even if you were not directly involved in the committee's meeting.

Scam dengue fogging

Recently it has come to the knowledge of the committee that there are outsiders who came into our taman on the pretext of conducting mosquito fogging. They claimed that they are endorsed by the Ministry of Health and are demanding payments of RM30 to RM50 for a 3 to 4 fogging sessions in a year. They operate in a group of men on a small lorry. The driver will be driving the lorry while the rest of the men will be knocking on each of our doors to "sell" this service. They are very fast talker, but do not be fooled by these unscrupulous men. There are no such thing as a "paid" fogging service endorsed by the Ministry of Health. Even if there is, the service is provided to us free of charge.

Therefore we urge the residents to pass the word around NOT to trust these people anymore.

Should the meeting minutes be published in this blog?

The committee has received feedback that a lot of times, major decisions were not made known to the residence well enough. They felt that they were left in the dark as to what is happening to the Taman. We hear you, so now we want you to decide. Do you want to see the details of the meeting minutes of the committee? Please do bear in mind that the minute contains very sensitive information, especially when it comes to names of residence and the finance status of the committee. For example, an outsider may misuse the information to gain entry to the Taman by just mentioning any names of the resident and the address.

New semester collection

Please be informed that the next collection for the semester of October 2009 until April 2010 will commence immediately. You may update your payments to your respective Wakil Jalan.

The amount to be paid as usual is RM 300, which will include one free car sticker. Any additional car stickers can be purchased at a price of RM 3 per piece.

Please make payments payable to ZOLKEFLI BIN SAINI or SHAMSUL HAQ BIN MD NOH, Maybank account number 5128-0250-1300. You may pay via cheque, online transfer or direct cash bank-in. Please also provide the receipt (if applicable) to your Wakil Jalan.

The new security service has been informed of the new sticker and will enforce them starting on 22nd October 2009. Please note that the previous stickers (yellow, green and red colours) will not longer be valid. Therefore we urge you to update your payments to avoid any inconveniences.

The security guards has been told to be strict to all vehicles that do not have the valid car stickers. If you do not have the stickers, please cooperate by giving your name and your residence address. Please do also advise your friends or relatives who do not have stickers to give cooperation to the guards on duty.

The house tags shall remain for the new semester. However the committee reserves to rights to withdraw the house tags of those who have not settled the security payments.

Deepa Raya Mooncake celebration 11 Oct 2009

The celebration was the first official event that was organized by the residential committee. It was planned since before the Hari Raya.

The morning started with a slight rain that got heavier at about 9:30 am.

Coming event - Deepa Raya Mooncake celebration

Please be informed that on 11th October 2009, Sunday 10 am, the committee will be organizing the above mentioned event in conjunction with Hari Raya, Deepavali and the Mooncake festival. The place will be at the usual place, the children's playground/ There will be food served. However you are also encouraged to bring your own food to share, a pot-luck kind of thing.

History and Background

The residental area was originally sold as Pusat Bandar Putra Permai, Phase 3A and Phase 3B. The developer is Tujuan Ehsan, a subsidiary of Equine Capital Bhd. Phase 3A consists of Jalan 4/2, Jalan 4/4, Jalan 4/6 and Jalan 4/8 and the children's playground. Phase 3B consists of Jalan 4/1, Jalan 4/3, Jalan 4/5 and Jalan 4/7. The area was completed and the keys handed over at around April 2006.

Security service was originally part of the S & P agreement. The service would be provided for a period of 2 years after the keys were handed over. The security company was Duta Security Sdn Bhd, another subsidiary of Equine Capital Bhd. However if one to scrutinize the agreement, one would notice that the service was actually paid separatedly from the S & P agreement. So all buyers of the house in the area had indirectly agreed to and paid for the service in the first place.

Two years has passed since the keys were handed over. There was a notice to all house owners that the security service will be terminated. To extend the service would incur additional costs. An emergency meeting was called and a Sponsor Committee (Jawatankuasa Penaja) was formed to oversee the extension of the security service for the benefits of the residents.

There was a period of time when there was no security service at all, and that was a cause for concern among the residents. The utmost priority at that time was to quickly bring back in the security service to avoid any untoward incidents. Fortunately the committee was able to restore the security service starting from 22nd April 2008.

Even then, the service was very lacking. The service needs money, and not all residents were willing to part with their hard-earned money for something they felt that they have not paid in the last 2 years. (When in actual fact, they already did when they bought the house in the first place) Furthermore there was a lot of vacant houses at that time. The first month of the security service was only a 12-hour per day service, without the CCTV.

Fortunately the 12-hour service only last for about 1 month. Eventually the committee did make enough collection to cover for a 24-hour service, but still without the CCTV. The service continued until this day.
