Price increase imminent

It has been discussed before, it has been hotly debated during our AGM and meetings. My dearest penduduk, you might not be aware of this, but the issue of the increase of yuran keselamatan has been hovering over the horizon for more than a year. Now it seems that the increase is finally going to happen.

A lot of things has been happening in the background that you might not be aware of. Since we have got the news from newspapers that the PPKKM (Persatuan Perkhidmatan Kawalan Keselamatan Malaysia) has decided to increase the price of security service fee in December 2010, we have been negotiating with FWG, our current security service provider, to defer raising the price, at least until they have proven their effectiveness in their duty. That was last year. To be honest, this year we have been seeing a huge improvement in their quality of work. And with that reason alone, there is no reason to turn down their request for an increase of security fee.

The quantum of the increase and the commencement date will need to be discussed, hopefully with all the penduduk present. What better forum for that than the coming AGM that will be held on 4th March (Sunday) in our children's playground area.

SKIP highway

Have you guys heard of the new highway that will connect the two Giant hypermarkets in the vicinity? The SKIP highway (Serdang - Kinrara - Putrajaya Expressway) will start in Giant in Kinrara, passing through Lestari Perdana, and from there it will branch to Serdang town and to SKVE, passing though our Giant. This is expected to ease the traffic congestion in and around our area. However the vicinity of the highway to our taman might create more traffic instead of easing it. Also nothing is mentioned about the crawl towards SKVE in front of Giant.

Pervert on the prowl

Do you ever had your inner wears missing from the cloth-line lately? We have had reports of missing inner wears among the residents and there is a fear that this is done by our own residents! If that is really true, then we have a problem that our security guards will not be able to solve.

We will need your cooperation to be extra vigilant of any suspicious individuals in our taman. If you do encounter them, please report them to the RA. We need to pin-point the areas where it happens to be able to narrow down where this pervert is staying.

Update : The incidents seems to be concentrating at the lower numbers of Jalan BPP 4/6, which are numbers 1 to 10 Jalan BPP 4/6. So people staying in that area, please be extra alert!

DeepaRaya 2011

We had our DeepaRaya on 23rd October 2011. We were pleasantly overwhelmed because all the previous celebrations were rarely full. This time we had a very good turnout!

We had a few things different this time. For one thing, we had goody-bags, courtesy of the various communities in our taman. We also had lucky draws. We invited representatives from neighbouring communities like the Surau and the Pangsaputri Putra along to further strengthen our ties in the neighbourhood.

Simpang Equine - MEX akan dibina?

Benarkah bahawa simpang ke Taman Equine dari MEX akan dibina? Menurut laporan Economic Council yang diluluskan oleh Perdana Menteri Malaysia YAB Datuk Seri Najib, pembinaan simpang ke Taman Equine akan dibina dalam masa secepat mungkin. Proses pereka bentuk terperinci akan disiapkan oleh pihak Lembaga Lebuhraya Malaysia LLM pada hujung tahun ini.

Jam in the front gate!

Picture this, you just came back from work, you're tired, hungry and cranky. All you need right now is to quickly reach home, have a bath and dinner with your family. The traffic jam has been horrendous, so upon reaching our front gate, the last thing you want to see is MORE traffic jam!

Contrary to what you may think, this is EXACTLY what the RA wants to happen! We actually had a picture of a busy and backlogged traffic at the guard post 5 years ago when we started the RA. Unfortunately we have yet to achieve this dream, until recently. We have had good commends for their service, but unfortunately this is not what you residents thinks.

During the Raya month last few weeks, we have seen a lot of Open Houses in our taman. There was a lot of dissatisfaction over how the guards handle the visitors. You have to understand, any vehicles that do not have the official RA sticker will be denied entry unless they register themselves properly at the guard house. Please do not make their lives miserable, they are only doing their job, a job that we instructed. If you have any disagreement at all with this rule, by all means, please raise this up with the RA during the AGM, or you can also attend our RA meetings that are held from time to time.

There was also a case where a mechanic was called from outside to fix a vehicle. The mechanic drove the vehicle without the owner. Our vigilant guards saw that the driver is different, and naturally he stopped the vehicle from exiting. Naturally an argument broke out. Only after the actual owner clarified with the guard, then only the mechanic is allowed to pass through. This is just one of the many commendable efforts by the FWG service to maintain order in our taman.

It's that time of the year again when we celebrate Hari Raya after a month of fasting. The committee would like to wish all muslims in the taman a Selamat Hari Raya Aidilfitri, maaf zahir dan batin. Here are a few reminders for all residents:
1. Be sure to lock all your windows, grills and doors properly before you leave for the long holiday. Set alarm if you have.
2. Inform your neighbours who are not going away for the holiday. You may also inform the guards at the front (only if you are our member of course)
3. Be careful and patient on the roads. Better be late than never.

Ingin dimaklumkan bahawa bermula 22 Julai 2011, surau di hadapan taman (Surau Nurul Ikhlas) akan mengadakan solat sembahyang Jumaat. Ini bukan hanya untuk bulan Ramadan, tetapi untuk masa yang akan datang. Oleh itu keadaan trafik di sekitar surau mungkin akan dijejaskan. Pihak pengawal keselamatan telah diingatkan supaya tidak membenarkan kenderaan yang tiada pelekat kenderaan daripada mencerobohi dan meletak kenderaan di kawasan perumahan kita. Sekiranya anda ternampak apa-apa kenderaan yang memasuki kawasan perumahan kita tanpa pelekat yang sah, sila laporkan segera kepada pengawal keselamatan atau pihak AJK.

New boom gate

I'm sure that by now you would have already seen the new boom gate in front of our taman. The boom gate has long needed an overhaul; its steel beam has been broken in two, and re-welded together more than once!

The new boom gate is brand new, cost only RM1500 to replace, a bargain at this price.

This gate is highly visible, but what you do not know is that this is not the only project that we have undertaken. Did you know how often we called the MPSJ to come to fix the lights, trim the overgrown trees, and unclog the drains? Just to let you know that what you do not see happening does not necessarily mean that the RA is sleeping on the job. ;-)

Petak letak kereta di taman?

Pernah seorang penduduk bertanya kepada saya, "Saya tiada tempat parking di depan rumah saya sendiri! Jiran saya yang ada 5 kereta meletak di depan rumah saya! Kenapa pihak persatuan tidak mengambil membuat petak letak kereta di jalan?"

Sebenarnya hal-hal berkenaan jalan dan perletakan kereta bukan di bawah kuasa persatuan. Jalan di taman kita adalah di bawah kawalan MPSJ. Oleh sebab itu kami tidak boleh melukis sebarang tanda di atas jalan sewenang-wenangnya tanpa kelulusan pihak MPSJ. Ini termasuk juga sebarang bonggol jalan yang tidak mendapat kelulusan daripada MPSJ.

Harap pihak penduduk faham kedudukan kami dan tidak menganggap kami sebagai badan yang hanya ingin menjual pelekat kenderaan dan servis keselamtan kepada anda semata-mata untuk mendapatkan keuntungan.

As usual, a post to wish all our penduduk a happy and prosperous chinese new year ahead! But above all, please be mindful of your security during this long holiday. If you are planning to go on a long leave, please notify your neighbours (or the guards) about it. At least IF (touch wood) they hear unusual noises from your house during your absence, they would know that you are not home early from holiday.

Also if you are on a trip, please drive carefully on the road. Not only the chinese will be on the road, the non-chinese would most probably take advantage of the long holiday to make travel plans. So have a safe trip and GONG XI FA CAI!

Guard House New Number

This is after we have complaint that the previous number was not reachable. I have just made a call to this new number, and there was a guard picking up this call. Hopefully no more changes again in the future.

Strata Titles

I am sure that most of you must be waiting anxiously when is your turn to get your individual strata titles for your home. You should also already know by now that there are already a few houses already got their titles (mostly in Jalan BPP 4/3, dunno why).

For your information, the strata titles is issued in batches. So far there are only one batch who got their titles, and that's not a lot. If you have it, you should be notified by the developer by post. The first step is to go to Tujuan Ehsan (or Equine Capital) and pay about RM200. Then you will need to go to the developer's lawyer firm in USJ 10 to pay the taxes. That's where the big money is, it's about RM4500 for an intermediate unit, and the price is standard; it follows your purchase price, NOT the current market price. You will also need to bring the copies of your cukai tanah and cukai pintu, to prove that you have made your payments to those. If you haven't, you might need to settle them too. Total damage : at least RM5000! Also you must also be prepared to do a lot of runarounds, so it is best to take the day off. It will be harder if the property is under two or more names, all of them need to take leave at the same time!

So just be prepared for this eventuality, financially and mentally. From what I understand, the 2nd batch has already been submitted last year December. If you receive the letter, please expect a duration of about 6 months from the time you receive the letter from developer until you receive the strata title. But I am sure it is worth the wait!

Minit mesyuarat 21 Disember 2010

Berikut adalah beberapa perkara yang dibangkitkan semasa mesyuarat dengan pihak FWG bulan lepas:

- Pondok pengawal masih tiada air

- Pelekat kereta, walaupun mereka adalah ibubapa kepada kanak-kanak yang belajar di tadika di sini, mereka juga patut ada pelekat. Penduduk akan berpendapat pengawal tidak konsisten dalam polisi mereka. Cadangkan untuk menjual pelekat kepada mereka

- Audit diperlukan, menemuramah pelawat untuk mendapatkan pendapat pihak ketiga. Cadangkan untuk bermula 2 Jan 2011.

- Pengawal selalu tidak ada di pondok, kencing

- Bermula Jan 2011, gaji minimum untuk pengawal ialah RM700 sebulan, menurut Persatuan Perkhidmatan Kawalan Keselamatan Malaysia, jumlah kasar mececah RM1600-1700! Susah mencari pengawal

- SOP sudah diletakkan, tapi tidak dilaksanakan

- Rondaan tak nampak, perlu basikal. Beri masa satu minggu, telah memberikan permohonan untuk membeli basikal

- Semasa waktu puncak, pengawal perlu dinampakkan oleh semua penduduk, mereka perlu duduk atau berdiri di tengah jalan

- Masih tidak memberikan sistem pass untuk pelawat, drop off dan kontraktor

- Peti keselamatan untuk menerima cek di pondok pengawal. Kunci disimpan oleh pihak AJK.

- Meletakkan lampu di kawasan berisiko tinggi

More expensive security service?

Have you heard the news? Next year onwards, we might have no choice but to pay a much more expensive rate for security service for our taman!

This is according to the budget 2011 tabled by Datuk Seri Najib where the minimum wage is RM500, and the allowance at RM7.50 per hour. Compare that to the current rate of RM5.50 that we are paying now! That's almost a 50% increase!

On Tuesday we have had a meeting with FWG, and they did promise to look over this matter and to come out with a solution for us, perhaps by adding more value to us. However currently they still have a lot to improve on!

Guarded neighbourhoods: Only Malaysian, Nepalese guards allowed

Only Malaysians and Nepalese employed by licensed security companies are allowed to be guards at guarded neighbourhoods, Housing and Local Government Minister Datuk Chor Chee Heung told Parliament Tuesday.

He said according to the ministry's Gated Community and Guarded Neighbourhood guidelines introduced in September this year, security guards of other nationalities were not allowed to work at these neighbourhood.

"They must also be able to speak in Bahasa Malaysia or English to work as security guards at these housing schemes," he said.

Report card - April 2010 to Oct 2010

Time flies! A lot has happened during the last period that warrants a full write up on this blog. Let's start with the important stuffs - the security service.

We have changed the service of the security company to FWG Security in August this year. There are some good and bad points about this company, but the reason is that we wanted to make sure we do not rest on our laurels and keep on improving. We must admit that there are still a lot of room for improvements with FWG, but at least we see something new. We have created a four-point clocking-system around the perimeter of the taman, something like this:

This is to make sure that the guards perform their round securing the important areas around the taman. You might see them on their rounds sometimes, but not hear them anymore, because they are supposed to be using bicycles.

The biggest change you might notice will most probably be the guard house. We have spend the biggest sum on rebuilding a more prominent and permanent guard house. Some might argue the usefulness of this guard house, but it serves a few purposes:

To house the security guards in a safe environment so that they can perform their duties better.
To improve the overall image of this taman. That means that you can now sell / rent your property at a higher value!
As a basis for creating an automatic barrier system in the long run.

Along with the guard house, we have also created a few road bumps around the taman. Most of them come from the bank account of the association.

The building of the bumps are obvious, to stop those speeding demons from knocking down a few cats, cars, or worse, children. The traffic situation around the guard house, especially in the morning, can be very harzardous. The creation of the bumps should create peace of mind among residents. Total amount spend on the guard house including pipings and the bumps is RM 17,500. Please approach your nearest friendly neighbourhood wakil jalan for further breakdown of the price.

These are just the beginning. In the next collection period we wish to improve on the surroundings on the taman and make this a more safer and secure place to live in. In the meantime do tell us what we can do to improve.

Pihak AJK telah menerima pelbagai aduan bahawa para pegawai keselamatan tidak menjalankan tugas mereka dengan baik. Ada yang tidur, ada yang tidak menghalang kenderaan yang tiada pelekat kenderaan, ada juga yang tidak berada di tempat mereka. Kami juga mendapat beberapa bukti dalam bentuk gambar (dihantar melalui MMS) kepada kami. Pihak syarikat keselamatan (FWG) telah dimaklumkan dan beberapa orang pegawai keselamatan telah digantikan.

Tanggungjawab memerhatikan prestasi pegawai keselamatan tidak hanya diletak kepada para AJK sahaja. Kami juga perlukan kerjasama semua penduduk untuk menolong memerhatikan pengawal keselamatan ini. Jesteru itu, watch the watchmen!

New guidelines for gated scheme

Today's news revealed a new set of guidelines for gated community such as ours. However this may not affect us directly as it mentions that existing gated community are exempted from this ruling. Some highlights from the rulings are:

1. Ensuring a permanent guide house and boom gate.

2. Pricing shall be determined by the community.

3. The community have no rights to prevent others from entering any school (kindergarten?) or playground in our area.

4. Must obtain a higher percentage of the community before a guarded community can be implemented.

5. Roads are privately owned. This should also include any construction of speed bumps in our area

Pondok Pengawal Baru

Ini untuk memaklumkan bahawa pondok pengawal akan dirobohkan bermula esok. Tugas membina pondok yang baru akan bermula selepas perobohan ini. Projek ini dijangka mengambil masa 2 minggu.

Dalam masa ini kemungkinan besar keadaan trafik di kawasan masuk akan diganggu. Diharap penduduk bersabar dalam masa 2 minggu ini.

Syarikat Keselamatan Baru Esok

Syarikat baru keselamatan baru akan mengambil alih tugas daripada DNS Sekuriti Sdn Bhd pada pagi esok, 8 pagi. Syarikat baru tersebut ialah FreightWatch G Patomotoh Security Services Sdn Bhd (FWG). Alasan paling penting penukaran ini adalah pegawai keselamatan yang lewa dalam menjalankan tugas di taman kita. Kereta yang tiada pelekat RA masih diberikan laluan tanpa sebarang tindakan oleh pegawai keselamatan.

Disebabkan penukaran ini, dijangkakan bahawa kereta yang masih tiada pelekat rasmi akan mengalami kesulitan memasuki taman kita. Oleh itu mereka yang masih belum membuat pembayaran yuran keselamatan, sila berbuat demikian secepat mungkin.

The meeting last night was a very fruitful one. A few very crucial decisions were made. Here are some of the highlights from the meeting:

Their merits were evaluated based on their track record, their Standard Operating Procedure (if any), security feature and of course, price. A vote was cast and tabulated. We will get the new security firm in as soon as August.

Therefore, if you have not paid up your security fees, please be reminded to make that payment as soon as possible to avoid any complication when entering the taman.

2. We have also decided to go ahead with the demolition of the existing guard house and build a more permanent guard house. Again we have proposals from 3 construction firms with their various quotes and features:

c. Iqbal Holding Sdn Bhd

A vote was cast, and we have decided to go ahead with this project. The money for this construction will come from our own sinking fund.

3. Road humps to be built at the busy junctions at the entrance to deter drivers from going too fast. There was no official quotations that we have received, however we shall go ahead to take the most cost effective solution.

ONGOING development along Jalan Putra Permai and the Damansara-Puchong Highway (LDP) is expected to worsen the traffic condition at the Serdang interchange, which is already congested during peak hours.

According to traffic studies, traffic from the development projects is estimated to be 15,000 pcu/hr (vehicles per hour).

The residential and commercial units are expected to generate 8,000 and 7,000 vehicles per hour, respectively.

Pang Kon Shing, who lives in Kota Perdana, said heavy road usage and upcoming developments were the contributing factors for traffic jams at the interchange.

“Nowadays, the congestions begins even before 7am.

“I saw a sign near the Taman Equine Jusco stating that a hypermarket would be built there. I also heard that another hypermarket is expected to build a branch here as well. These will definitely cause more congestion.

“I hope that the roads can be widened to accommodate more traffic,” the 52-year-old machine operator said.

Pinggiran Putra resident David Santana, who frequently uses the interchange when travelling to Putrajaya, Puchong and Kajang, said overdevelopment was among the causes for the traffic congestion.

“There’s too much development going on in the area and the roads are too narrow.

“During peak hours, the interchange will be choked up and the queue can stretch for up to 1km,

“Impatient motorists who try to cut the queue only add to the mess,” the 41-year-old businessman said.

Summary of latest RA meeting 10 June 2010

Here is a summary of what was discussed during the last RA meeting :

1. Biggest problem is still the guards at the guard house who still let in cars without valid stickers. There are a lot of foreigners too who work as our guards, which means communication problems with the residents.

2. Decided that we must change the security firm as soon as possible. Target 1st August to start new security company. Will be getting quotations from Duta (previous company) and also other companies if any. Ant interested security firms are encouraged to submit their quotations to the RA.

3. Security concerns. There was an attempted break-in in Jalan BPP 4/2 last month. Thanks to the security guards, they were unsuccessful. Nobody was hurt, but they did manage break the motorcycle lights of the guards. There is actually a "rumah kongsi" located on top of the hills on the west of our taman. Will write to the immigration department to help eradicate these illegal immigrants.

4. Are you aware of the garbage truck making their rounds in our taman at about 3-4 in the morning? They are a nuisance. If you see them, please get their contact number so that we can take further action.

5. Project to make speed bumps at the end of the road of Jalan BPP 4/1 and 4/2 heading towards the main entrance. Again, if you know of any contractors, please contact the RA.

6. A resident highlighted the case of illegal contractors who claim they represent MPSJ to check gas tank. Thank you KLlee22 for highlighting this. There are also reported case of a pork seller making their rounds in the taman. We will need to come up with a guideline of who can come into our taman, and who cannot.

Kutipan Yuran Keselamatan Penggal Mei 2010 - Okt 2010

Ingin dimaklumkan bahawa kutipan yuran keselamatan akan bermula. Seperti biasa yuran yang perlu dibayar ialah RM300 yang akan termasuk satu pelekat kereta percuma. Pelekat kereta yang seterusnya akan dikenakan bayaran RM3 sekeping.

Tag rumah akan ditukar pada penggal ini. Sila bekerjasama dengan wakil jalan anda masing-masing untuk menukarkan tag rumah ini.

Cara pembayaran yang diterima adalah cek dan tunai sahaja. Resit rasmi persatuan penduduk akan diedarkan sebaik sahaja pembayaran telah dibuat.

The second annual AGM was conducted successfully, although with much lower turnout this year compared to last year. Issues that were discussed today were pertaining with the new security, our activities for the pass year, and discussion about the land titles, among other things. We have also dissolved the previous RA committee and selected a batch of new members. There were also a lot of constructive suggestions from members of the taman.

New roads in our taman

Anybody been noticing new road names in our taman lately?

Yes, they are 4/9 and 4/10. These are all existing roads in our taman. The RA is not the one responsible for the names. We guess these are from MPSJ itself.

So anyone want to volunteer to be wakil jalan for these two roads? :P

Strictly NO FOOTBALLS!

It has come to our knowledge that there has been a lot of people playing football in our playground area. We would like to remind everyone again that the area is a strictly NOT for playing football. If you notice the round concrete blocks scattered around the area, it is used to prevent people from playing football in the area.

There is a valid reason not to play football there. The most important reason is the proximity of the field to the houses and cars nearby. There has been reports of damage to the cars and property around the field. Also you will also note the damage done to the fencing and the trees nearby.

Also you will also note that the area is reserved for playing badminton. If you are playing football there, you are effectively depriving the chance for other people who wants to play badminton there.

Appreciate all your cooperation not to play football at the area. If you still want to play football, please do so outside of the taman. Thank you.

It has now almost been half-a-year since we have engaged the new security DNS for our taman. We have received quite a lot of feedbacks, both positive and negative. How have they performed compared to the previous security company?

Let's be fair, if we were to compare to Duta (the previous company), they did not do all that bad. If we were to talk about they letting both registered and unregistered vehicles into our taman, Duta is also guilty of the same thing. In fact DNS may have the upper hand in a sense that they had better managed the flow of traffic at the gate (my personal opinion anyway). Also DNS provided their service at a much cheaper rate compared to Duta, relieving some of the financial burden to the residents. (If you need to know the details of the cost, please contact any one of the AJK.)

We will be having a dialogue with DNS Security soon. Venue, time and date to be determined. If you have any doubts or questions, we would really welcome your participation. Or if you choose to remain anonymous, you may write your questions here so that we can post your questions to them.

Bilik Gerakan needed

Another recent development is that the resident association is in need of a proper place to conduct our meetings. As of now, we are still depending on kind considerations from the members of the RA for a place to gather and have meetings. This is very unfair to them as the meetings are organized quite often. Therefore we have decided to build a Bilik Gerakan for the RA. The residents can also use it to organize all their activities in the taman. This has been in the pipeline since the establishment of the earlier jawatankuasa penaja, but had to be put on hold.

Recently though, our chairman Mr Zolkefli has got to know of an unused container that used to be the utilized by UMNO during the last general election. It is now lying useless in MPSJ's compound, and we can use it for free! We only need to pay for the transportation fee. This sounds like a good idea. However we need to come up with a proper location for this huge container.

The size is 20 feet x 8 feet. It is not huge, but it is complete with all the power points and air-cond point. We have thought of a possible place for this, but we need your input. Here are the possible locations:

Locations C, D, E and F might not be possible because of the vicinity to the border of the taman. Location B is right at where there is a lot of cement barrels at the playground.

So which one do you think is the best location for the container? Cast your votes to let us know!

Guard house upgrade

The other thing that has been on the committee's mind is the replanning of the guard's house at the entrance to our taman. The current guard house has been in existance since the taman started occupancy, and has never been upgraded. It is time to do an upgrade for several reasons:

1. To enable an easier flow of valid vehicle in and out of the taman, especially during peak hours, but at the same time ....

2. .... to enable the security guards to validate vehicles belonging to non-residents without obstructing the flow of traffic.

3. Image purposes. If a proper guard house is erected, this will definitely boost the image of this taman, and at the same time increase resale value of the houses in this area. (Not that you want to sell your house in this lovely taman right? * wink wink* ;-)

4. In the future, the guardhouse might serve as a gate where residents can use a contactless card (like touch and go type) for entry. No need for car stickers anymore.

Easier said than done. Again, with the fencing project, the guard house project has also been in the limelight among the committee for a long time. There are still a lot of problems that forbids the smooth execution of this project:

1. The obvious problem is the lack of proper space. The two corner houses flanking the entrance took up quite a bit of space. We need to determine who has the authority to the empty spaces. We are talking to MPSJ, Tujuan Ehsan and also the house owner of the two corner houses (which happen to be kindergardens). If we were to widen the road, the kindergardens might have to sacrifice some spaces where the parents can drop off their children.

2. Even if we can widen the road, the cost to do it will not be cheap. There is the cost of widening the road, resurfacing, and building a proper guardhouse. These all cost money, and the only place where the money comes from is from the security collection. At the moment, with the current rate of collection, we are only barely able to sustain the security fee.

However we are not giving up on this project yet. We are constantly talking to MPSJ to settle the land ownership issue.

Perimeter fencing project

The major project that is of utmost importance is the fencing of the perimeter of the community. We notice that the eastern fence located near Jalan BPP 4/8 is almost entirely damaged. We estimate the length of the damage is about 40 feet. The reason of the damage is unknown, but we notice all sorts of flowers and trees being planted at that area.

This is a major concern obviously because of the security risk it posed to us. There is a huge Indonesian kampung right on the south-eastern border, and they have been using the damaged fence to enter into our compound.

It was previously worse when Alam Sanctuary was not built, there was not even the wall that stands at the southern border. We consider ourself lucky because we saved about 350 m (1150 feet) of fencing!

We are now getting quotations to rebuild the eastern fence. If you are a contractor, or know of a contractor, we would welcome any quotations too. Do contact us for further details.

Resident Assocation's meeting, Friday 23 October 2009

Scam dengue fogging

Recently it has come to the knowledge of the committee that there are outsiders who came into our taman on the pretext of conducting mosquito fogging. They claimed that they are endorsed by the Ministry of Health and are demanding payments of RM30 to RM50 for a 3 to 4 fogging sessions in a year. They operate in a group of men on a small lorry. The driver will be driving the lorry while the rest of the men will be knocking on each of our doors to "sell" this service. They are very fast talker, but do not be fooled by these unscrupulous men. There are no such thing as a "paid" fogging service endorsed by the Ministry of Health. Even if there is, the service is provided to us free of charge.

Therefore we urge the residents to pass the word around NOT to trust these people anymore.

The committee has received feedback that a lot of times, major decisions were not made known to the residence well enough. They felt that they were left in the dark as to what is happening to the Taman. We hear you, so now we want you to decide. Do you want to see the details of the meeting minutes of the committee? Please do bear in mind that the minute contains very sensitive information, especially when it comes to names of residence and the finance status of the committee. For example, an outsider may misuse the information to gain entry to the Taman by just mentioning any names of the resident and the address.

New semester collection

Please be informed that the next collection for the semester of October 2009 until April 2010 will commence immediately. You may update your payments to your respective Wakil Jalan.

The amount to be paid as usual is RM 300, which will include one free car sticker. Any additional car stickers can be purchased at a price of RM 3 per piece.

Please make payments payable to ZOLKEFLI BIN SAINI or SHAMSUL HAQ BIN MD NOH, Maybank account number 5128-0250-1300. You may pay via cheque, online transfer or direct cash bank-in. Please also provide the receipt (if applicable) to your Wakil Jalan.

The new security service has been informed of the new sticker and will enforce them starting on 22nd October 2009. Please note that the previous stickers (yellow, green and red colours) will not longer be valid. Therefore we urge you to update your payments to avoid any inconveniences.

The security guards has been told to be strict to all vehicles that do not have the valid car stickers. If you do not have the stickers, please cooperate by giving your name and your residence address. Please do also advise your friends or relatives who do not have stickers to give cooperation to the guards on duty.

The house tags shall remain for the new semester. However the committee reserves to rights to withdraw the house tags of those who have not settled the security payments.

Deepa Raya Mooncake celebration 11 Oct 2009

The celebration was the first official event that was organized by the residential committee. It was planned since before the Hari Raya.

The morning started with a slight rain that got heavier at about 9:30 am.

Coming event - Deepa Raya Mooncake celebration

Please be informed that on 11th October 2009, Sunday 10 am, the committee will be organizing the above mentioned event in conjunction with Hari Raya, Deepavali and the Mooncake festival. The place will be at the usual place, the children's playground/ There will be food served. However you are also encouraged to bring your own food to share, a pot-luck kind of thing.

History and Background

The residental area was originally sold as Pusat Bandar Putra Permai, Phase 3A and Phase 3B. The developer is Tujuan Ehsan, a subsidiary of Equine Capital Bhd. Phase 3A consists of Jalan 4/2, Jalan 4/4, Jalan 4/6 and Jalan 4/8 and the children's playground. Phase 3B consists of Jalan 4/1, Jalan 4/3, Jalan 4/5 and Jalan 4/7. The area was completed and the keys handed over at around April 2006.

Security service was originally part of the S & P agreement. The service would be provided for a period of 2 years after the keys were handed over. The security company was Duta Security Sdn Bhd, another subsidiary of Equine Capital Bhd. However if one to scrutinize the agreement, one would notice that the service was actually paid separatedly from the S & P agreement. So all buyers of the house in the area had indirectly agreed to and paid for the service in the first place.

Two years has passed since the keys were handed over. There was a notice to all house owners that the security service will be terminated. To extend the service would incur additional costs. An emergency meeting was called and a Sponsor Committee (Jawatankuasa Penaja) was formed to oversee the extension of the security service for the benefits of the residents.

There was a period of time when there was no security service at all, and that was a cause for concern among the residents. The utmost priority at that time was to quickly bring back in the security service to avoid any untoward incidents. Fortunately the committee was able to restore the security service starting from 22nd April 2008.

Even then, the service was very lacking. The service needs money, and not all residents were willing to part with their hard-earned money for something they felt that they have not paid in the last 2 years. (When in actual fact, they already did when they bought the house in the first place) Furthermore there was a lot of vacant houses at that time. The first month of the security service was only a 12-hour per day service, without the CCTV.

Fortunately the 12-hour service only last for about 1 month. Eventually the committee did make enough collection to cover for a 24-hour service, but still without the CCTV. The service continued until this day.
